HOUSE RULES
Please read carefully and ensure that the Rental Party and any Visitors to the Rental Unit understand the rules while on the residential property.
1. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to IMMEDIATE forfeiture of the reservation including full payment and the guest will not be permitted to check- in or they will be evicted without refund.
2. SECURITY - It is the guest’s responsibility to ensure the unit is secured and all doors and windows are locked when they are not in the property.
3. MAXIMUM OCCUPANCY - The maximum number of guests is 10 persons at any one time. No other person or visitors are permitted on the property at any time without prior approval. All guests must be registered and they are the sole responsibility of guests listed on the reservation.
4. NO PARTIES, EVENTS or EXTRA GUESTS - are permitted without prior approval. $1,000 fine per infraction and loss of any security deposit. Additional fees may apply.
5. NO SMOKING or VAPING - of any kind is permitted anywhere on the property inside or outside, including the patio. NO EXCEPTIONS. Please go OFF PROPERTY. $200 fine per infraction and $1,000 ozone remediation charges will apply.
6. FIREPLACES: no fires allowed in any of the fireplaces
7. SHOES - off in the house at all times
8. PETS - Absolutely No unauthorized pets on premises: If an unauthorized animal is discovered on the property Guest will be fined $500.
9. QUIET TIME - is from 10:00pm to 8:00 am. Rowdy party people will not be tolerated and any noise violations/fines will be taken from the security deposit. Please do not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building or neighborhood in which the Rental Unit is located. Minimum $250 fine per infraction. If fine is incurred the tenants/renters are responsible for the fee.
10. PARKING - There are no designated parking spots for renters use. No vehicles may park on grass for any reason at all.
11. CHECK OUT: checkout is at 10:00am. Late checkout may be available with prior approval
12. DEPARTURE CHECKLIST & CLEANING - Cleaning Fee ONLY covers normal use. Basic tidying up before your departure is expected to ensure safety for our cleaning contractors.
1. Start the wash cycle for any used bath and beach towels.
2. Load & start dishwasher.
3. Remove all garbage & recycling to designated bins.
13. CREDIT CARD ON FILE – A valid credit card is required. The owner will not charge the Guest’s credit card if the following provisions are met:
a. The property is left in the condition it was given.
b. No damage is done to the unit or its contents.
c. No fines are incurred from the City during the stay. Fines start at $200 per infraction. The listing owners hold the right to make a claim up to 60 days after the guest checks out.
d. Missing or stained linens, missing or damaged kitchen ware and missing keys are subject to additional charges as follows: Bath or Beach Towel $50 each, Face Cloth $10 each, Hand Towels $20/each, Bath Mat $60 each, Kitchen Towels $20 each, Bed Sheets
$300/set, Duvet Cover or Coverlet $400/each, Lost or missing keys $250 per set.
14. USAGE - Only use appliances for their intended uses. Do not move or rearrange any furniture or appliances inside of the Rental Unit.
13. Cancellation Policy. If the Guest wishes to cancel their reservation, payment will be refunded as follows:
a. 50% if canceled 60 days prior to the Check-in Date
b. 0% if canceled within 60 days of the Check-in Date
i. Please know if guest chooses to cancel their reservation and is eligible for a refund, you, the guest, will still be responsible for the 4% processing fee
ii. If the Owner needs to cancel your reservation for whatever reason, the Owner will be responsible for the 4% processing fee
